Pre-Listing Home Inspection
If you’re preparing to sell your home, you already have plenty of items to check off your to-do list. A pre-listing inspection gives you insights into potential issues that a buyer’s inspector may find. By getting your own inspection done ahead of time, you have the freedom to address the issues that are important to maximize profits and leave others as-is. You can even show the inspection report to potential buyers to give them peace of mind that you did your due diligence in finding and fixing issues in the home.
A pre-listing inspection is just like the classic buyer’s home inspection service that features an intensive look at every critical part of the house. We will observe and report on all associated aspects in the list below. As state licensed home inspectors, we must adhere to the Standards of Practice listed in the Florida Administrative Code Chapter 61-30. Additionally, as members of InterNACHI® - the world’s largest trade organization of residential and commercial property inspectors, we must adhere to their Standards of Practice as well.

These standards are a minimum and include what the inspector is/is not required to inspect, but we strive to exceed the standards and go beyond your expectations with every inspection. That’s why we include a thermal imaging survey and moisture intrusion inspection as part of every full residential inspection.
As an added service to you, all of our inspections come with a free Recall Chek® report. This comprehensive report will notify you of any home appliances under a recall. Knowing this information in advance can help you negotiate the asking price and also help you avoid fires and other hazardous incidents.
What Your Home Inspection Includes:
Grounds
Review of driveways, walkways, porches and patio conditions.

Review of site grading, drainage and foundation conditions.

Exterior
Review of exterior walls, doors, trim, faucets, and sprinklers.

Roof System
Review of roof condition, flashings, vent stacks, soffits, facia, gutters and attic conditions.

Garage
Review of attached garages/carports, garage door openers and floor conditions.

Electrical System
Review of the electrical service, main panel, sub panel, wiring condition and GFCI/AFCI outlet conditions.

Cooling System
Review of system components including outdoor condenser unit, air handler systems, vents and thermostat.

Heating System
Review of heating systems, distribution systems, thermostat and air filters.

Plumbing System
Review of main line conditions, supply line condition, drainage, vent stacks and water heaters.
9
Bathrooms
We will run and inspect sinks, toilets, bathtubs, showers, and ventilation.

Kitchen
Review of all appliances and inspect plumbing, counters and cabinets.

Interior Features
Doors, windows, walls, floors, ceilings, smoke detectors, and laundry conditions.

At the end of each report, you will find a summary of our inspection findings.
